Good food prepared to order. Mostly take-out as there is just room for perhaps three people to eat in. Most people order and eat their meal on the sidewalk outside or take it with them. Be forewarned, parking in the area is almost non-existent within a 1/4 mile+ (residential permit spots with very, very little visitor parking), so walking or cycling is the easiest way to get there.

Best breakfast sandwiches I have ever had anywhere! I usually just go with the classic sausage egg and cheese or bacon egg and cheese but be sure to try their specialty sandwiches as well. The fresh english muffins they use for the sandwiches are baked to perfection. Can’t say enough good things about Mike & Patty’s!

Do you love cheese? Do you love cheese as much as I do? (Probably not). But if you DO love cheese, and you're looking for a cheesy breakfast sandwich in Boston, what the heck are you still doing reading this review? Just look at the picture I took. This was definitely one mamma jamma of a breakfast sandwich I won't soon forget. The hash brown I got was tasty, the guacamole on my sandwich was tasty, the egg was cooked medium as requested, and just look at the heckin cheese! My only complaint, which is not enough to lose that fifth star, is why the heck is there a dine in option? I selected dine in and I got a bag no different than if I was to go. Either get some cute baskets or take the dine in option out if you're just gonna give everyone a bag anyhow! Anyways my sandwich was great, go here for breakfast yada yada etc. Etc.

The ultimate hole in the wall/mom and pop joint. I’ve been coming here for more than 30 years! The grilled crack and the Fancy are my favorites. Thanks Mike & Patty!

The best part about this place is the convenience. The food comes out freshly prepared fast. You'd have to go through a lot of nonsense to get this level of food if you go to a sit-down restaurant. The sandwich itself is pretty good, but I wouldn't call it the best sandwich of my life or anything like that as some folks seem to be saying (I've had much better). For a small sandwich over 10 bucks, it's not exactly cheap either, but the convenience more than makes up for it.

The cutest little sandwich shop! Looking for a quick bite with tastes to satisfy? This is the place. The fit is tight; inside is a postage sized lobby. There is a little bar against the windows that you can stand and eat but it only fits about three to four people max. After ordering, it took mere minutes to get our food. The weather was nice so we took our sandwiches down a block to a neighborhood park. The sandwiches blew. Our. Minds. Everything was so tasty, well cooked, and delivered fast. Seems like an ideal spot for a grab and go breakfast. You can order ahead for faster service. I don't recommend driving as parking is impossible with the residential area surrounding the shop. Great walkable place. I would recommend if you're in the area!

Great breakfast sandwiches! The place is tiny with only two stools to sit by the window. The boys working there do a fine jib. This place is a bit hidden from the regular foot traffic but is worth visiting. Their coffee is top notch as well.

Mike & Patty's is the go-to for fresh, locally sourced breakfast food in Boston. Walking distance to pretty much everything, Mike & Patty's offers all of your must-have breakfast dishes, like the delectable bacon, egg, and cheese bagel that I devoured here. There isn't much room in the store itself, so I'd recommend ordering ahead for pickup. The staff was super friendly and fast!

Such yummy sandwiches! We went at about 10 on a Saturday morning and waited in line 5-10 min to order, then waited 25 min for our food to be done. I had the fancy, and my husband had the grilled crack. Both were delicious and buttery, but just a little small.

Had a fancy, OMG! The best breakfast sandwich I’ve ever had. The location is off the beaten path and very picturesque. I illegally parked within view of the window and it was no problem for the 15mins I was there. “If you were to have a breakfast sandwich in heaven” -my wife

Homemade English muffin was so good but I couldn't taste/find the egg & cheese because it was so big and dense? Strange trade off. Burrito delicious, so good I forgot to get a picture! Coffee also really good! Prices.... good grief. $25 after all said and done for 2 sandwiches without meat & a reg coffee, so there's that.

Make sure to order ahead of time online!!! I placed our order with a specific time and we still had to wait an additional 10 minutes, but it was so well worth it. It's a tiny little breakfast spot, with special made to order breakfast sandwiches. I had the carolina caviar which is the egg and sausage sandwich, I added the avocado and house mayo as well. The english muffin was too dense for my liking. Next time, I would get this on the sour dough bread instead. It was a really fresh, tasty and delicious breakfast sandwich!!!!

A must-visit if in Boston! Unreal hangover food and really accommodating for veggies. Coffee was great value for money and staff were friendly. It’s near some parks to sit in and eat too. Couldn’t recommend more.
