The decor is casual and fun. Service is always on point. This is my go-to Mexican restaurant when I’m craving a taco salad. I always get the queso dip to use as my salad dressing. Their dip has a nice kick to it and is very flavorful. Little chunks of jalapeño give it the perfect amount of heat. The beef in the salad is slightly spicy and has tons of flavor. I need to try their tacos at some point but I just can’t seem to avoid ordering the beef taco salad! Maybe next time.
Very good. I had a chimichanga. The service was fast and they kept my tea glass full. They have indoor and outdoor seating as well as a bar.
Easily my favorite Mexican Restaurant in Charleston. The food is always so fresh, the mojitos and margaritas are amazing and the service is always fast and super friendly. The atmosphere is exceptional! I love sitting on the patio in the summer. Santis you get an A++++ from me.

Santi's provides delicious fresh and very flavorful dishes with a flare for fun service. The delicious dishes are much more authentic than the standard rice and bean combos that the other chain mexican joints in town offer. Such fun spot to grab a margarita or a cerveza!
Good food, great atmosphere. Had a late lunch here on a Sunday afternoon, party of five, place mostly to ourselves. Ordered guacamole to start, a generous portion and very tasty. Had a traditional Mexican taco, and Chili Rellenos plate, good and tasty. Service was very slow, had to ask a couple times for more water, more chips and to get our check. And there was only one other table, so not like they were busy. The decor is fantastic, interesting, loved the chandeliers, very comfortable.
The downtown location on Morrison Drive is incredible. Fast, friendly and outstanding food and service.

Delicious. So according to some of these negative reviews Santi's took forever to get drink orders, to checkout, & to order. First of all, maybe if you weren’t so indecisive then you could have ordered right after they brought you some delicious margaritas. Second of all, the first thing they do after they drop the food off is ask what your next round of drinks will be. Third of all, it takes a while to stand in line to checkout because yes folks Santi’s is a really good restaurant to eat at so of course there will be a line to check out. The service was fantastic as well. I had some fun trying to order in Spanish and the waitor definitely got a kick out it. The AMBIANCE is amazing. The subtle lights all around put me in a good mood while eating with my girlfriends.
Good food and drinks, service was ok, they ran out of mojios and it was a fiasco trying to place a different drink order, but the atmosphere was great and everyone's order was cooked how they asked and tasted very fresh. Although checking out took forever.
Outstanding!. Chips and Salsa, to die for! Guacamole, out of this world! Chimichanga with pork, delicious beyond words! Another example of why you shouldn't form an opinion based on bad reviews, you must try it yourself.
The Real Stuff. This is the most authentic, yet creative, Mexican Restaurants I've been to in the Charleston area. Enjoyed the Enchilades Verde and Steak Burrito.
Margaritas are RIDICULOUSLY strong. Careful with those.
Great!. The food is awesome! You can go there and hardly spend any money and leave stuffed (and with a buzz). Service is great too, the guys that work there are very friendly. I love the wet burrito, and a huge bowl of creamy queso is only $3 (take that laha!) It's cheaper than la hacienda, but with a much higher quality of food, service, and drinks! Highly recommended.
The Best.... Mexican food in town with some of the usual dishes everyone knows and even some more traditional ones like the Aztec soup. The chips are fried fresh multiple times a day and the beans are the best and most flavorful I've ever had. Skip the chicken and the steak and get the pork, its by far the best meat they have there. On that note, the Pork Chimichanga for lunch is the best value there. Same size and portions as the dinner option for $2 less. And its the size of a small baby.
Rare in Charleston. This is 1 of the 2 good mexican restaurants in Charleston in my opinion. Charleston is not known for it's Mexican food, but this place is good.
Wonderful!. We lived for several years in Knoxville, TN and had a favorite Mexican joint there. Santi's is definitely better - it is close to as good as what we have enjoyed in many trips to the Phoenix area. It is true that it is not "American Mexican" so if you are expecting that, don't go! If you want good Mexican though, go!
Ole!. As far as I am concerned, Santi's is the ONLY mexican food restaurant in Charleston. Its authentic, fresh, and the place has a great atmostphere. Try the steak wet burrito.. yummy!

Great authentic Mexican Fare. Great Value. Was pleasantly surprised, Actually amazed that there was this much energy created in an old Waffle House in not the "best" part of town. Truly Authentic Food, Nice Atmosphere, Great Energy, Attentive Service, Ton's of Value, Huge portions... Really can't say anything more. Most everything on the menu is less than 12.00 with the majority resting right between 9 and 11... That is a good value anywhere, but for Charleston it is Amazing....
This is not just affordable food it is really high quality authentic fare. Great Chips and Salsa, High quality meats, Excellent variety and "Dead On, Complex and Authentic" seasoning blends. It is not just the "hot" or "cumin plus chili" seasoning choices that you find at so many local south of the border restaurants.
I'm hard to impress, but I left feeling very "satisfied" on many different levels... Highly recommend the pork pastor...the steak encebollado, or the chicken mole with a really complex ancho undertone...."Nice, Nice" Just left there an hour ago and I'm already planning my next trip....

No question this is the most authentic and best Mexican restaurant in the charleston area. Fresh ingredients and fantastic dishes you won't find in the Americanized Mexican joints. Try any of moles and prepare for a wait on busy nights and lunch hour.

Great authentic fun atmosphere! Food was fresh, hot and delicious! This looks to be a local hotspot for great Mexican food. Casual environment…come as you are. The space is on the smaller side, so get there early or expect a short wait. The service was ok, a little slow, but the food and atmosphere made up for it. If you are a guacamole connoisseur, as I am, it was not as good as I’ve had elsewhere, but still good. Our table ordered burritos…they are not covered in red sauce or cheese sauce and are slightly toasted...YUMMY! Note: carbonated beverages are served by the can vs a fountain drink. Great for lunch, drinks and appetizers, or afternoon munchies after a long day by the beach/pool.
Travellers, this is a cute and delicious Mexican restaurant just north of downtown Charleston, South Carolina. The food was very good, tasty and flavorful. The sides were also delicious. The beans were homemade. The service was swift and with a smile. The ambiance is fun and energetic and matched the good food. Check it out. We recommend.

We are from Detroit and live in Charleston now. Santi was recommended to us. My husband rated the menudo soup 10/10. The broth was so flavorful and lots of tripe. I had a carnitas chimichanga. This was definitely definitely homemade everything! The portions here are huge you could definitely split. I definitely recommend this restaurant if you’re looking for homemade Mexican food.
First timers. Very cool place, outdoor garden seating, lots to look at. Service was very good. One dish was pork and cactus and the other was bacon wrapped deep fried shrimp. The avocado salad was a hit. Food was all top shelf, we'll be back.

Thicker styled salsa is addicting, enchiladas (recommend pork) verdes is outstanding, and the accompanying rice and beans is certainly good. Fun old world feel atmosphere.
